Are you selling for a profit or is your goal to make the biggest profit you can? If it’s the latter, here are a few things you can do:

Staging your home can bring in big bucks. According to the National Association of REALTORS®, 77% of REALTORS® agree that buyers who can visualize a staged property as their future home makes a difference.

  • Research Your Ideal Client

Who are you selling to? Are your buyers people who have children and want a nice neighborhood? Are they wanting a move-in ready home? Unless they are buying solely for the neighborhood, the condition of the home has a lot to do with their decision.

  • Create a Digital Showing

Let’s face it – social media and digital marketing are one of the best ways to connect with potential buyers. An outdoor entrance that provides an attractive, welcoming appearance not only has the ability to enhance the curb appeal of your property, it also makes household residents and visitors with a warm visual reception to your home. You probably already know that hanging baskets and planters brimming with blooming flowers provide vibrant accents from spring through autumn, but entryways need more than flowers, particularly during late autumn, winter, and early spring. Here's what you can do to keep your outdoor entry area looking pulled together and appealing no matter what the season.

Plant Evergreens

Whether you place a dwarf spruce or Norfolk pine in a planter or plant arborvitae or another upright conifer tree in the ground near your steps, some kind of greenery is usually necessary to make an outdoor entryway look fully dressed. It also helps keep a bit of color going during the cold season. As an added bonus, you can decorate your evergreens with holiday lights and other embellishments during the celebratory season.

Create a Small Seating Area

Even if all you've got is a set of steps leading to a tiny landing, try to find room for a chair or a bench. Selling a home can be pretty intense and stressful, especially if you haven't done so before. The pressure even becomes greater when you need to close your current sale before you move into a new home. Doing these few things may be the critical little steps you need to take to make that sale happen as fast as you need it.

  • Price your home right Pricing is especially important. A lot of times people price their homes based on what they think they ought to get for the house, but a buyer is only going to pay what he thinks is the value of the house. Pricing right means that your home won't stay for too long on the market—a negative indicator that can slow the sale.
  • Improve the curb appeal Curb appeal refers to how attractive your home looks to people on the outside. Little things like upgrading the exterior paint job, replacing the number plate, doorbell, and other external fittings or even mowing the lawn will all add up to make your house appeal to the buyer looking on from the outside.
  • Take good pictures The old saying is true that goes that a picture is worth more than a thousand words it comes to your house listing. You want to make sure that you avoid unattractive photos. You could use a professional photographer to make sure that your pictures are high quality with adequate lighting. Unless your cell phone camera is super good, you probably shouldn't use it.
  • Arrange your home right The right arrangement of your home might be what is needed to help your buyers make the final decision. Take away your personal touches and lay aside your preferences. The objective is to make it look like a home they can live in, and having too much of your personal items might be a distraction as it makes it harder for them to picture themselves living in a home that still has your pictures on the wall.
  • Write out a great listing copy And while a picture may be worth a thousand words, a picture plus a thousand words, is worth a lot more. A vivid description makes potential buyer of your home have an idea of how living in your home may feel. You should talk about any advantages your neighborhood has, such as proximity to schools or shopping malls. Let the buyer think that your home is unique with your words. It doesn’t matter if your back yard is long, winding and spacious, covering acres of wide, open land, or small and square shaped. With creativity, fun and a few accessories, you can turn your back yard into an oasis of natural, calming beauty. Before you start implementing back yard designs, fertilize and water your grass, ensuring that it is a healthy green. It's recommended that you fertilize in the spring or fall. Fill any holes in your yard and consider placing a table or other covering over areas that the sun has browned due to too over exposure. Also, make sure that you have enough top soil, between four and eight inches. Bushes and shrubs – Create designs when planting bushes and shrubs. But, only plant a number of bushes and shrubs that you know you can easily maintain and keep trimmed. Intersperse colorful flowers and plants at the front edges of bushes and shrubs. The greenery also works wonderfully as a back yard sidewalk or stair border. Plant as fences – Grow tall plants and bushes around the outer circumference of your back yard and allow the greenery to work as a fence. Place motion detector lights in the area to keep people and large animals from approaching your home unnoticed. Outdoor entertainment space – Place benches in your back yard along the sides of a barbecue grill. Leave enough room for grillers to move unhindered while they're cooking and to prevent smoke and grill heat from fanning guests. You can also use a wood table as a centerpiece for your outdoor entertainment area. Create a brick, cement, gravel or asphalt flooring area for your barbecue grill to protect your lawn. By adding decorative pillows to benches, you can add more color and design to your yard. Brick designs – Both red and brown brick can accentuate the colors in the trees and plants in your back yard. Border a four or five foot brick wall that’s eight to ten feet wide with wild flowers, vines and greenery. At both ends of the wall, consider lowering the height of the brick to no more than two feet, allowing the brick to form the beginnings of a walkway enclosure. A set of steps and a short sidewalk could lead, one way, further into your backyard, and at the other end, into the back of your home. Screens - Install your own back porch screen or hire a professional to do it for you. Look at clear plexi-glass window panes, colored screens or sliding patio doors. Regarding screened in areas, if you love plants, you could also add a greenhouse in your back yard. Wood fence – Opt for a wood fence that you can plant tall sunflowers against, rather than a wire or metal fence. Enclose your back yard seating area with an open wood structure. Choose a structure with a closed ceiling if you plan on relaxing outdoors during light rains.
